GREENWAY BUSINESS CENTER The CMDC finished its acquisition of 4 parcels of approximately 30 acres of land. The majority of the site was the former Belvedere Homes project (demolished in 2004). Due to the site’s proximity to heavy industrial uses, residential re-use of the land was not an option. The CMDC created a business park on the site and is offering 1 - 3 acre parcels zoned I-2. The park is conveniently located on Rozzelles Ferry Road between Interstates 77 and 85, just 3 minutes from Uptown Charlotte.
The CMDC is going "green" at the Greenway Business Park. We have maintained the existing roadway and tree system on site. We have added a tree save area, as well as, donating a large portion of the site to the County for a park. The County will then use the donation to connect its current Greenway system on the adjacent Stewart Creek from Uptown to this site. Also, the CMDC has implemented the latest innovations to gain clean storm water run-off from its site with a state-of-the-art water retention system. The CMDC is encouraging its purchasers to engage in green development. The CMDC has also renovated one existing building and is in the process of renovating the two more buildings for lease, including the former Belvedere Movie Theater. Belvedere Family Dentistry - Greenway Business Center In September of 2011, the CMDC completed a full rehabilitation of the Belvedere Theatre building, which is located at 2734 Rozzelles Ferry Road, Charlotte, North Carolina and is part of the CMDC’s Greenway Business Center development. The historic theatre, which was built and opened in 1955 for African Americans only, recently stood vacant for more than fifteen years and had fallen into disrepair. The building was scheduled to be demolished until the CMDC surveyed the leaders and residents from the neighboring Biddleville and Smallwood communities and after receiving their input determined that preserving the theatre would add value to the community and its historical identity.
Wilkinson Park Business Center With the Wilkinson Park Business Center (WPBC), the CMDC was able to raise more than $7 million in funds. 33 acres were purchased from separate owners. The CMDC relocated 28 property owners and tenants. Then, the CMDC removed existing contamination and prevented future contamination through a Brownfields Agreement. After demolishing existing structures and removing all debris, the Park was sold to private owners.
When the CMDC first assembled the properties, the assessed value was just over $2 million. After the Park is fully built out, the assessed value will be more than $20 million, ten times its initial value. It will therefore add that tax revenue, as well as, jobs to our local economy. City West Commons At City West Commons, the CMDC successfully relocated four existing tenants, demolished the old structures, and reconstructed a shopping center on the site. The CMDC collaborated with the community in order to establish an LLC that would also be community-owned. The CMDC secured a grant, a HUD loan, and a City loan.
Also, the CMDC was able to remediate all environmental issues with the help of secured Brownfields agreement on site. That shopping center's tenants include a mix of community businesses, such as Ideal Barber, and national business such as Jack in the Box and Family Dollar. The Charlotte Mecklenburg Police also have a substation on site, which has substantially reduced crime. The CMDC and its community partners sold the center in 2007. The CMDC has partnered with Charlotte Center City Partners and the city of Charlotte to apply for 2010 New Market Tax Credits. These tax credits would be used for projects in Mecklenburg County to stimulate growth and improve our community. |
